PENDING PROJECT: M. 1824

This project is going to be our BIGGEST adventure yet. In August of 2022 we acquired an abandoned and completely dilapidated property in Mazatlan’s Centro Historico. Since August, during our spare time, we’ve been quietly cleaning up a little bit so we could appropriately scale out a preliminary floorplan. Since so many of the areas were inaccessible we needed to clean up over 60+ years worth of debris, trash, dirt, shrubbery, and more.

We’ve been researching the history of the building and while it has not been easy to get concrete information we have managed to piece together a storyline that has some substance. The building is estimated to have been built in the early 1930’s when Mazatlán was booming as a vital port stop for ships going up and down the Pacific Ocean. It was originally built to be an oil factory with the brand name El Conquistador. It later added to its repertoire, equipment to operate a lard factory that rendered lard for the name brand Manteca Olga. Both operations continued running up until the untimely death of Don Sergio Coppel in 1957. Don Sergio Coppel was the grandson of the original factory owner Don Isaac Coppel who settled in Mexico having migrated from Poland.

Once the factory shut down the operations for those two products, the building began to convert into both a refrigeration warehouse for shrimp and a producer of 50kg ice blocks. That period lasted into the early 1970’s but ceased to continue operations past 1975 and the building began to go into further disrepair and fall into ruins. Much of the original structure has seen many destructive changes and our hope and mission is to restore this once beautiful structure into the glamour that it once saw at its inception. The exterior carries a lot of Art Deco influences so we aim to honor that look and feel and want to do the restoration justice in its new iteration.

We’re currently looking for growth opportunities and if you’re a real estate investor or Angel investor looking to explore a relationship with us, send us a note! In the meantime, check out some photos of the property and the current condition it is in.
